Selling your home can be one of the most exciting times or it can be a very stressful time. We work together to customize the process to be straight forward and as stress-free as possible. At Kiser & Associates, we’ll employ a variety of strategies to help sell your home for the highest price and as quickly as possible.
What is the first step to selling my home?
We’ll meet with you at your home and have you give us a tour. We will come equipped with a Comparative Market Analysis (CMA). After touring your home, we will go over comparables in your area and determine the best pricing strategy for your home. We will discuss your ideal timeline for selling your home, what you need to get out of your home and even provide you with a Net Proceeds Calculation Sheet which will outline how much you will receive, under different scenarios from the sale of your home, if you were to sell at different prices. If all of the terms are agreed upon, we will enter into a listing agreement and will begin marketing your home for sale.
How is my home’s value determined?
To determine your home’s value, we look at homes in your neighborhood that have sold recently and find homes with similar square footage, features, property size, etc. We then look at what those homes sold for and how different or better your home is, and make appropriate adjustments based on those factors.
What kind of marketing will you do to help sell my home?
We employ a wide variety of marketing strategies to achieve the sale of your home at market price. Our first step is to determine your home’s current value; and, within 24 hours of our initial visit, we provide a detailed financial / market analysis (utilizing current, accurate records) focused on your home’s features and specifications. We’re careful not to “under price” or “over price” your home as we work to achieve the sale, closing and distribution of proceeds to you as soon as possible. We also produce a comprehensive package of information including professional photography (still, drone and video) emphasizing key elements of your home; plus, our checklist of essential buyer information highlights your home and property. Additional marketing platforms include KiserRealEstate.com, Hilton Head / Bluffton Multiple Listing Service, Zillow, Trulia and other popular websites; your property will be available for viewing worldwide and translated into multiple languages. Open house, direct mail activities, digital marketing also promote your property as we reach buyers where they spend their online time; there are many other activities associated with marketing your property we will provide.
How much does it cost to sell my home?
During our first meeting with you, our company will project all of your selling costs including our professional brokerage fee.
How long will it take to sell my home?
Timelines to market, sell, close and grant possession of a property vary from transaction to transaction; there is no general timeline; however, many “start to finish” transaction closings are accomplished in short order. Your timeline associated with … “When you would like to move out?” … is a big part of our initial discussion.
Once my home is listed, how often will I hear from my agent?
At a minimum, we provide a weekly update of the activities associated with your property.
